We offer expert advice on:

  1. Residential property conveyancing – both sales and purchases;
  2. Purchase, disposal and subdivision of land and plot sales for property developers (we can offer a fixed fee service per plot sale, and will work with you in the structure of the documentation from acquisition of the site to subdivision);
  3. Issues in relation to your residential property for example – flying freeholds, long leases, rights of way;
  4. Advice on ‘buy to let’ and investment property issues, including from acquisition with or without a mortgage to the form of tenancy agreement, and;
  5. Advice on mortgages and re-mortgages of residential property.

Our Fees

How are they calculated?

We will manage your expectations from the outset. Every single property transaction is unique, and our fees will reflect the facts particular to your sale or purchase and whether it is freehold or leasehold. 

An example of this would include buying a leasehold residential flat on a property development or buying a property in a brand new development, which will often involve much more work on our part, and therefore attract a higher fee than the work involved in buying a freehold house without a mortgage, for example. 

We will try our best to provide you a costs indication that is as accurate as possible. You will appreciate though that because the amount of work involved can vary, we are not able to give you a reliable estimate of the cost of our services until we have the full details of what your matter will involve, including the type of property that you are purchasing or selling, as mentioned above. 

What we can say is that our fees start from £500 plus VAT and ‘disbursements’ (which are explained below). It follows that if a transaction has unexpected complications we would always inform you of that and discuss with you the potential consequences, and advise you of the additional work to be carried out, before any extra charges are made. 

Although we set out our fees below, we would welcome the opportunity to discuss your individual requirements and provide a personalised quotation.

Our range of fees

Our range of fees for sales and purchases of up to £1 million are set out below and are exclusive of VAT and disbursements. We will be happy to provide you with a personalised fee estimate for sales and purchases with prices in excess of this figure, which we deal with on a regular basis.

Our fees are based on the level of expertise of the solicitor dealing with your matter. Our fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of stamp duty land tax (SDLT) if the property is in England, or land transaction tax (Land Tax) if the property you wish to buy is in Wales.

We would welcome a request for a personalised fee estimate. However, by way of an example of a fee estimate, if you are buying a house in England for £650,000 then your charges (as at 31 October  2020) would be on the lines of the following example:

We also charge £100 plus VAT to deal with the post completion work such as the compiling and filing of the SDLT return and the registration of your title at the Land Registry. 

Total fees for our worked example: £2996.00

If you are buying the property with the aid of a mortgage, then you will need to add the following additional fee:

Fee for acting on behalf of the mortgage lender (where you are obtaining a mortgage)
£500 – £750 plus VAT

Total fees for our worked example, with the aid of a mortgage (at for example, £500.00): £3596.00


Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process.

There are certain disbursements which will be set out in the individual lease relating to the property. The disbursements which we anticipate will apply are set out separately below. This list is not exhaustive and other disbursements may apply depending on the term of the lease. We will update you on the specific fees upon receipt and review of the lease from the seller’s solicitors.

Mortgage lender panels

As we have mentioned, we are a truly independent firm, It is for this reason that we took the commercial decision not to join mortgage lender panels.

How does this affect you?

If you are buying a property with a mortgage, then your lender will either expect that your appointed solicitor is on their legal panel, or you will have to pay an additional fee (usually between £250 up to £400 plus VAT according to our market research) to appoint your own independent solicitors, for example Tranter Mills, to act on your behalf. We do not think that this situation is in your best interests, as such firms that are on the lender for your particular bank, are acting for you and your lender! We think that you deserve the best and most impartial advice. 

For you to make the right decision for you, we will have a frank and honest discussion with you at the very beginning of your matter, to agree a fee for your purchase, having regard to the additional fee incurred, if you would prefer that we act for you in connection with your purchase.
